Hello Layonara Community,
As has been commented recently (and before that really) it's far past time for a sweep of player housing. I'm going to do this in stages, and depending on how the early ones go, we may not need to do the later one(s).
Anyway, for this first phase, I am making a request to the community:
If you are an old but inactive player and have a character that you either no longer or rarely play and are willing to return your house to the market so that more active characters may benefit, please consider doing so.
In a similar vein, if you are a current/active player and have multiple houses owned by the same character, or you have a character with a house that sees little to no use, please also consider releasing these houses.
If you choose to go this route, there are two options. You can get in-game and sell the house back to the real estate vendor using the conversation on your house's door. If you are not able or do not wish to get in-game to do this, you may post below with the house number, the name of the character who owns it and your Bioware player name. I will administratively release properties that are surrendered in this way.
Please note, I am not including guild halls in the counting of how many houses may be owned by a single character. However, I am aware of at least one defunct guild with a hall that remains unused, and if you are a guild owner and might consider using the guild hall as your character's primary residence, this would also help.
I am going to give this phase approximately one week, though I may extend that depending on how things go.

For those curious, the next phase will involve seeking suggestions from the community on houses that may be idle based on the owners of these houses. In some cases the original owner may be long gone but the house is still used actively by other characters, and in these cases, we will look at consolidation/transfers of such properties just so that there is no question as to the active/inactive state of the owner and property.
Following that phase, I will do a more detailed and lengthy review of database logs and the active state of property owners. I will use this analysis to produce a list of candidate properties that can released to the market. I will give the owners and/or residents of these properties time to respond, but if I get no response, these houses will be returned to the market.

A special note for players and characters in search of housing:
Just as I am asking the current, inactive owners of properties to be considerate to the more active players and characters that are looking for housing, so too do I ask those seeking housing to not get greedy. If possible and/or if it makes RP/IC sense, I strongly request that you consider buying a house to share with other characters. If everyone who is looking for housing right now were to buy the houses that come back on the market individually, we may still be in a situation where there is a shortage of housing. Please do not buy a house just to have a house. Please do not buy a house to have a convenient portal somewhere. Please do not buy a house simply to have a warehouse with no RP value.

Honora owns 227 Haft Lake, which has been fallow. Prior renters/users were one of Minerva's characters, Caighd, and ZupZupandZway.
If there is interest in owning this property I can put it on the market or I can offer to rent rooms again as I believe Eor isn't active and Zup's been gone for a few years. If you wish to rent a room in Haft Lake, let me know via PM and if someone really wants to own it we can talk :).

Everyone,
I'm over-pleased with the spirit of cooperation and sacrifice shown since I've announced the beginning of a housing sweep, and thanks go again to everyone who has decided to give up their houses for others to use.
I do want to highlight something from my original post in light of the fact that I've been receiving inquiries regarding transfers of properties. I'm responding to them here for the moment, as it's simpler and quicker than several PMs.

Right now, I'm just trying to see who wants to relinquish their houses back to the open market. Reviewing houses for possible transfers is to be handled in the next phase, but even so, we have a process already by which a transfer can be done, and that's through the Grievance/Request process.
I want to make it known to everyone that I am not going to do any transfers "under the table", meaning that any transfer of housing from one character to another will go through the usual and current process.
Naturally also, if one character wishes to sell a property to another character, this can already be done in-game, with the understanding that selling a house in-game will wipe out any and all furniture in that house. This is actually my preferred method for characters that are otherwise unassociated, as it removes the specter of muling of any items and assets within the house from the equation completely. Characters who are associated or who may have an RP claim on a house already can choose the transfer option.
I hope that clarifies things somewhat.
I also want to make sure everyone knows that I do not intent to pull houses out from under people for the sole reason that the owner is gone, inactive or otherwise unreachable. As I said, if a character has a reasonable claim on a house, then transferring it that character won't be an issue.

Does this happen upon the selling of the house or the purchase, and would it require a server reset? Because I recently (yesterday) confirmed furniture still being in the house after an IG sale. I do not believe the house had been purchased yet.

It happens that I have bought a house on the market in the past and the stuff was still in it. Had to have a gm delete them. That was a while ago and I don't know if this still is the case.

OK, when the house is sold, the database is wiped of any furniture placed in that house, which means that upon a reset any old furniture will not be repopulated. It does not physically remove any furniture from the area, however. It most likely relies on a reset to accomplish that.
This code was written back when resets every 6 hours were pretty common, but such is not the case anymore, and I see some room for improvement and updating here.

Trenton Bartholomew perm'd for a second time about a year ago and his house should be released back to the community....I think the house number is 205 (or 206 not sure) Hlint. With Hlint being quarantined this may not be useful at the moment, but eventually would be available to someone.

Dear new home owner. Pay no attention to the occasional waft of carrion from the neighbours house. I'm sure the cat has simply left something dead in the garden.
Also the midnight chanting and occasional screams are simply symptoms from the owners chronic constipation.

There's a house in Krandor, which I don't own, but used for a good while, the owner is Log Lightrunner, and there is no other users to the house at this point.
Haven't seen Log in a good while :-(

Thanks to everyone who has agreed to release their homes or has done so on their own. There are currently five (5) houses on the market and available for purchase.
At this time, Phase 1 of the housing sweep is closed.

Description: Hi, I'm not sure if this is a bug or how the house purchasing system works but Hayley bought Quillwem's house after it was placed back on the market. She adores the setup of the house and its basic structures, wouldn't change it one bit. However, all his items are still there, e.g., chests, items inside chests, etc. Instead of complicating things, with Quillwem's permission, Hayley would like to donate the items away for the war effort. She has no intention of keeping any of his items. Unless he has other plans or it is against RP.
Location: 202 Outskirts of Castle Mask. Quillwem Laylluanilm's previous home.

The items and furniture have already been deleted from the database. What you have there will disappear when I reset the server next, which should probably be sometime soon, in truth.
If I can, I'll try to get it done before the quest tonight. If not, I'll try after...if not, then tomorrow sometime.

Hmm. Does it mean that the house will go back to its original format/set up before Quill remodelled? Is it possible for us to keep the remodelled version? All the .. what's the technical term for it.. all the placeable be the same minus the furniture chests and Quill's items?
The layout of his house is fitting for us. We don't mind paying any extra cost to keep the format.

The house layout itself will remain. Only the deeded furniture will be gone.
