I've noticed that the price of house's can vary, even when the houses are in the same area.

Does the price of the house also reflect the Grid size inside if they're all in the same area?

I do belive it does.  Some are bigger some are smaller.  I also belive other areas such as looks (on the inside) come in to play.  Depends on the style you like.  Then again I could be total wrong...

In my experience you're only paying for the exterior.
  I know that's true for all the houses in Pranzt anyways. The biggest and the smallest homes there all have the same interior.
